What's the realistic time-to-sell in Dubai?

Well-priced quality stock in established areas typically goes under offer in 2–6 weeks. Trophy stock above AED 20M and over-priced listings can take 3–9 months. Pricing is the single biggest variable.

What does it cost to sell?

Agent fee is typically 2% of sale price + 5% VAT. DLD transfer is paid by the buyer. Conveyancing or trustee fees are small. Mortgage discharge (if applicable) takes 4–6 weeks and has a release cost.

Do I need to be in Dubai to sell?

No. With a notarised Power of Attorney, the full process can be handled from anywhere in the world — we routinely manage sales for owners based in the UK, India, KSA and Europe.

Will I owe capital gains tax?

The UAE does not levy CGT on property sales by individuals. Your home tax position depends on where you're tax-resident — UK domicile rules in particular merit advice.

Should I dress / stage the property?
