Can foreigners buy property in Dubai?
Yes — in designated freehold areas (which include almost every area Amaya covers). Foreign buyers own the property outright, no UAE residency required, no minimum purchase, no joint-ownership requirement.
Does buying property get me a residency visa?
It can. Property purchases above AED 750,000 typically qualify for a 2-year investor visa; above AED 2,000,000 typically qualifies for the 10-year Golden Visa, with separate criteria. We talk you through the current rules on the call.
Can I get a mortgage as a non-resident?
Yes — UAE banks lend to non-residents at typically up to 50% LTV on properties above AED 500K. Residents can borrow up to 80% LTV. Rates and eligibility vary; we introduce specialist brokers when it's useful.
How long does a transaction take?
From signed MoU to handover, a cash resale transaction typically completes in 30–45 days. Mortgaged transactions take 45–60 days. Off-plan handover follows the developer's construction milestones — anywhere from 12 months to several years.
What are the ongoing costs of owning?
Service charges (AED 4–35 per sqft per year depending on area and building), DEWA utility connection, chiller charges if separate, and Ejari registration if you let. We share area-specific bands on request.
Should I use a buyer's agent or go direct to the listing agent?
The listing agent works for the seller. A buyer's agent works for you. The selection conversation, the price discussion, the contract review, the chain management — all of that is better when it's done in your interest, not against it.
